ADU Construction in Valley Village, Rain to Garden
ADU construction in Valley Village with roof water led to a planted basin set past a gravel strip, metal gutters, a Class A roof and LADBS plan review.
A shallow planted basin at the end of each downspout lets roof water from a Valley Village ADU soak into the yard where it falls. We set that basin a few steps beyond a gravel strip that rings the unit, so the wet planting never touches the walls and the ground against the building stays hard and noncombustible. Water leaves the roof at its low eave into a metal gutter with a guard, then drops to the basin through a solid pipe.
Sizing the basin and the outlet
A basin needs soil that drains, so we dig a small hole, fill it and time how fast the ground takes the water. Slow ground gets a wider, shallower basin with gravel beneath it. Every basin has an overflow lip that sends heavy storm water toward the street or another planted area, never back toward a foundation. Plants in it stay low and watered, and none sit within the gravel strip by the walls. On a sloping lot, the basin goes on the downhill side of the unit, where a spill cannot reach the slab.
LADBS review of the roof and runoff
Valley Village falls under City of Los Angeles permitting, and LADBS plan check reviews the roof assembly and the runoff plan with the rest of the drawings. The city may ask how stormwater is held or slowed on the property, and a planted basin is one way to show it. The roof itself is a Class A assembly, with metal valley liners if the design has valleys and gutter guards that keep leaves from collecting at the edge. Vents and windows follow the same hardened approach as the walls.

ADU Construction in Valley Village: common questions
A map lookup answers it. Where the state hazard map leaves your Valley Village parcel outside its mapped zones, LADBS does not require the wildfire assemblies, and we pull that map before design. A Class A roof, guarded gutters, screened vents and tempered glass can still be built in, each shown with its own figure in the quote.
Drawings for a qualifying one-level unit, prepared for the permit. In Valley Village, the planted basin and each downspout outlet go on the site plan, since LADBS reviews how runoff leaves the lot. A bigger or two-story unit is priced separately.
Doing both at once lets one grading plan cover the whole Valley Village lot, so the house and the unit drain toward basins that suit each roof. LADBS reviews each set of drawings, and the yard has to hold both jobs. We can finish the unit first, giving you a place to live while the house goes up.
