Slow passes with a buried-utility locator open our visit to a Woodland Hills yard, before a tape or a stake comes out. The locator picks up lines and conduit that no drawing shows: an abandoned irrigation main, a feeder to the old garage, a lateral that bends away from the house. Those paths fence in where footings can safely go, and they shape the unit's footprint as much as the setbacks do.

Hardening where the unit meets the fence

A detached unit sits closer to fences, hedges and neighbors than a main house does. Wood fencing that touches an exterior wall can carry flame to it, so we leave a clear gap or use a metal fence section at the junction. Eaves and vents facing the property line get the same ember-resistant detailing as those facing the yard. Walls near a lot line may also need fire-rated construction, which we check against the lot before the wall is drawn.

The order of the build

A unit goes up in a fixed order: locates and survey, foundation, rough utilities, framing, the weatherproof shell, then interior finishes. We pour nothing until the utility locate matches the drawings. The hardened exterior goes on as the shell closes, with wall, vents and glazing installed together so no opening sits uncovered. Inspections are called in that same order, which keeps the schedule readable for everyone who has a stake in the lot. Each step waits for the one before it to pass, which keeps problems small.
