Flooring, Drywall & Interior Finishes in Van Nuys
Van Nuys floors and walls: engineered wood that holds its shape in dry inland air, smoke-damaged drywall replaced, and Type X gypsum where code requires it.
Engineered wood with a cross-ply core is the floor we reach for in a Van Nuys house that should look like oak. Its stacked layers resist the shrinking and gapping that dry inland air draws out of solid strips, and over a slab it can be glued straight down. On the walls, a room soaked by smoke gets new gypsum and fresh insulation, and Type X board goes wherever a fire rating is required.
Choosing a floor for each room
Tile is the safe call in a laundry room or a bath, where water reaches the floor. Rigid-core vinyl plank handles a busy family room and shrugs off spilled drinks. Engineered wood suits bedrooms and living spaces and can take a light refinish if its wear layer is thick enough. Whatever the finish, the base is checked first. Concrete gets a moisture reading, and a wood subfloor gets walked for squeaks and checked with a straightedge for dips. Low spots are filled with self-leveling compound so long planks do not rock.
Replacing walls after smoke or water
Where soot or a leak has soaked into a wall, panels are cut back to the studs on either side, the wet or smoky insulation is hauled out, and the open bay is left to dry. Framing that took heat is checked for charring before anything closes over it. New batts go in, then new board, taped and finished to match the texture on the walls that stayed. On a Fire Rebuild, this interior work runs alongside exterior hardening, so vents, windows and stucco get attention while the house is open.

Flooring, Drywall & Interior Finishes in Van Nuys: common questions
If cleaning leaves the room smelling of smoke, yes. Odor lives in the paper face of the board and in the insulation behind it, so the two are removed together. Lightly sooted walls with no lingering smell can sometimes be washed, sealed with a stain-blocking primer and repainted.
A garage ceiling gets Type X, 5/8 inch thick, when a bedroom or living area sits over the garage. Rated walls near a property line call for it as well. Where the garage meets the home along a wall, ordinary 1/2 inch gypsum on the garage face meets the code, and any door there must be solid or rated and self-closing.
Engineered wood glued to the concrete, porcelain or ceramic tile, and rigid-core vinyl plank are all good fits. The slab is tested for moisture before anything is ordered, and a high reading means a vapor barrier pad or sealer goes down ahead of the finish. Solid hardwood nailed over bare concrete is a poor match.
