Full Home Remodeling for Van Nuys Houses
Van Nuys whole-home remodels with fiberglass-framed, energy-code windows flashed to shed water, plus ember-resistant vents and cladding priced as options.
On an inland lot under hard sun, a window frame swells and shrinks through every hot afternoon and cool night, and fiberglass moves at nearly the same rate as the glass it holds. That is the reason we put fiberglass frames forward when a Van Nuys house is remodeled throughout. Edge seals stay tight, the frame keeps its shape beside a hot wall, and a baked finish holds its color. A tempered pane can be added for strength against radiant heat.
Choosing the glass
Every replacement window in a permitted Van Nuys remodel must meet the Title 24 limits on how much heat passes through it and how much solar heat it admits. Each unit carries a rating label, and the inspector reads it against the energy forms filed with the plans. In practice those limits call for dual glazing with a low-e coating. The safety glazing rules separately require tempered panes beside doors, in tub and shower walls and in broad panes that come down near the floor, and tempered glass can be ordered for any other opening too. Grids, tints and frame colors come from the same product line.
Setting each frame so water stays out
Each rough opening is checked for square and for rot at the sill before a frame goes in. A sloped sill pan, or flexible flashing turned up at the back corners, comes first. The window is then bedded in sealant and fastened through its nailing fin. Jamb flashing tape goes on next and head flashing last, so each layer laps over the one below it. Where the wall finish stays and only the old frame is cut out, a retrofit unit with a wide outer flange covers the patch. Crawlspace and attic vents can be swapped for ember-resistant ones during the same visit, each as its own line.
Full Home Remodeling in Van Nuys: common questions
Yes. Windows, vents, eaves and cladding that the remodel already disturbs can each come back in an ember-resistant form, listed beside the main scope. Every line says what that part resists, so the choice is yours item by item, and nothing outside the remodel's reach is added unless you request it.
Design, the written scope and the LADBS permit lead off. Demolition opens the house next, and damaged framing is repaired before anything new is built on it. New windows and exterior cladding seal the shell so interior work stays dry. Rough electrical, plumbing and mechanical work is inspected, insulation goes in, and drywall, floors, cabinets and paint finish the rooms before the final inspection.
Two rule sets can apply. If LADBS records show the lot within a zone on the fire hazard severity map, new windows need a multipane unit with at least one tempered layer or an approved alternative, replaced vents must be listed for ember resistance, and new cladding must be noncombustible or ignition-resistant. On any parcel, replacement windows must satisfy the state energy code, which in practice means low-e glass.
